Cityzen, Tbilisi — Managing Zaha Hadid’s First Georgian Project

Cityzen is the most architecturally significant residential project in Georgia’s history. Designed by Zaha Hadid Architects — their first project in Georgia — the 42-storey tower rises from the site of the former Soviet Military Headquarters to frame Tbilisi’s Central Park. The building’s gently twisting profile and diamond-shaped pinnacle are designed to maximize daylight and views across every level while maintaining microclimate comfort throughout the structure.

Targeting LEED Gold certification, Cityzen incorporates natural ventilation systems, solar-shading louvers, rainwater reuse infrastructure and native greenery. Over 250 mature trees are being preserved on the site — a design commitment that requires careful construction sequencing and site management throughout the build.

CMC’s Role — Full Project Management

QA/QS — What It Means in Practice

Quality Assurance and Quality Surveying on a project of Skyline’s scale covers two parallel tracks. On the quality side: independent inspection and verification of completed work, management of non-conformance reports, and the documentation trail that protects the client’s investment throughout construction. On the quantity surveying side: certification of quantities for payment purposes, cost benchmarking against the approved budget, verification of contractor valuations, and variation cost assessment — ensuring that every payment issued reflects work actually completed to the specified standard.

Domus Nea is a residential complex in Tbilisi — two residential blocks and commercial areas — developed with distinctive architecture that responds to the urban character of its location. CMC manages the project from pre-construction through to delivery, covering the full project management scope.

Pre-construction management is often underestimated in its impact on project outcomes. CMC’s involvement from the design management phase on Domus Nea means that contractor selection, scope definition, programme baseline and budget benchmarks were all established under professional management before a single element was built.
